At least not in isolation.<\/p>\n<p>There are many innovative ways to manage cash flow for construction a company that can reduce cashflow bottlenecks, reduce cost and position themselves to grow faster than ever in 2024.<\/p>\n<p>We\u2019ve identified three areas\/practices which can help contractors achieve this.<\/p>\n<ul>\n<li>Free Issuing<\/li>\n<li>Good <a href=\"https:\/\/c-link.com\/own-the-build\/episode-53-how-to-manage-a-design-team\/\">Design Management<\/a><\/li>\n<li>Diversify + Win New Business<\/li>\n<\/ul>\n<h4 id=\"free-issuing\">WHAT IS FREE ISSUING?<\/h4>\n<p>\u2018Free issuing\u2019 refers to building components or materials supplied by the client to the contractor to install.<\/p>\n<h4>HOW DOES FREE ISSUING HELP DURING A RECESSION?<\/h4>\n<p>We will fully explore this practice in future blogs, but there are several benefits to free issuing:<\/p>\n<ul>\n<li>It reduces pressure on the contractor\u2019s cash flow.<\/li>\n<li>It focuses on the client.<\/li>\n<li>It reduces procurement, programme and lead time risk for the contractor.<\/li>\n<li>It can create a new revenue opportunity.<\/li>\n<\/ul>\n<h4 id=\"design-management\">WHAT IS GOOD DESIGN MANAGEMENT?<\/h4>\n<p>Not to be confused with CDM (although they are interconnected). <a href=\"https:\/\/c-link.com\/own-the-build\/episode-53-how-to-manage-a-design-team\/\">Good Design Management<\/a>, from a contractor&#8217;s perspective, starts during the tender stage and is the most cost-effective way of reducing construction risk, and unintended construction costs.<\/p>\n<p>Put simply; <a href=\"https:\/\/c-link.com\/own-the-build\/episode-53-how-to-manage-a-design-team\/\">design management<\/a> means managing the design process in a way that reduces risk to the project and contractor. It takes many forms but tends to focus on the following areas:<\/p>\n<ul>\n<li><strong>Site risk<\/strong>:\u00a0Managing how the design of the project interacts with a particular site.<\/li>\n<li><strong>Procurement risk<\/strong>:\u00a0This covers everything from subcontractor selection to specification.<\/li>\n<li><strong>Construction risk<\/strong>:\u00a0This covers everything from constructability to third-party agreements and health and safety.<\/li>\n<li><strong>Change control<\/strong>:\u00a0This is the management of post-contract design changes (common during a recession).<\/li>\n<\/ul>\n<h4>HOW DOES GOOD DESIGN MANAGEMENT HELP DURING A RECESSION?<\/h4>\n<p>A significant proportion of additional construction cost is created by poor design management. The ability to manage the design and its associated risk pays dividends in several ways:<\/p>\n<ul>\n<li>Contractors are able to\u00a0<strong>avoid \u2018problem projects\u2019<\/strong>\u00a0that are likely to overrun and possibly cost you money.<\/li>\n<li>Contractors are able to\u00a0<strong>win more tenders<\/strong>\u00a0by demonstrating mastery of the project information.<br \/>\n<em>FYI: We wrote a 4-part blog series on how to gain an edge during the tender process,<a href=\"https:\/\/c-link.com\/blog\/client-tips-on-how-to-gain-an-edge-with-your-tender-returns-pt-1\/\">\u00a0here<\/a>.<\/em><\/li>\n<li><strong>React more quickly<\/strong>\u00a0to changes in the client&#8217;s investment\/development strategy, e.g., extreme value engineering, or programme acceleration.<\/li>\n<\/ul>\n<h4 id=\"diversify\">HOW CAN CONTRACTORS DIVERSIFY + WIN NEW BUSINESS?<\/h4>\n<p>The answer is a shift from new build to repair and maintenance.<\/p>\n<p>The <a href=\"https:\/\/www.ons.gov.uk\/\">Office of National Statistics (ONS)<\/a> has shown that last year\u2019s 5.6% increase in construction output was driven by growth in repair and maintenance work, up 8.5%.<\/p>\n<p><strong>New work only increased by 3.8%.\u00a0<\/strong><\/p>\n<p>Excluding 2021, this was is the largest annual growth for R+M (repair and maintenance) since records began.<\/p>\n<p>The <a href=\"https:\/\/www.ons.gov.uk\/\">ONS<\/a> graph below shows that since 2020 R+M has been growing as a proportion of all construction work.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-17813\" src=\"https:\/\/clink-wp-assets.s3.eu-west-2.amazonaws.com\/2023\/03\/recession-image-2-300x293.png\" alt=\"\" width=\"634\" height=\"620\" srcset=\"https:\/\/clink-wp-assets.s3.eu-west-2.amazonaws.com\/2023\/03\/recession-image-2-300x293.png 300w, https:\/\/clink-wp-assets.s3.eu-west-2.amazonaws.com\/2023\/03\/recession-image-2.png 824w\" sizes=\"auto, (max-width: 634px) 100vw, 634px\" \/><\/p>\n<p>A more detailed analysis (ONS table 1 below) shows that the majority of the R+M growth is taking place in private housing (+21.4%) and non-housing (+19.6).<\/p>\n<p>The ONS defines Repair and Maintenance as:<\/p>\n<p><em>\u201cwork, which is either repairing something which is broken, or maintaining it to an existing standard. For housing output, this includes repairs, maintenance, improvements, house\/ flat conversions, extensions, alterations and redecoration of existing housing. For non-housing, this includes repairs, maintenance and redecoration on existing buildings, which are not housing, such as schools, offices, roads, shops.\u201d<\/em><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-17815\" src=\"https:\/\/clink-wp-assets.s3.eu-west-2.amazonaws.com\/2023\/03\/recession-image-3-227x300.png\" alt=\"\" width=\"614\" height=\"811\" srcset=\"https:\/\/clink-wp-assets.s3.eu-west-2.amazonaws.com\/2023\/03\/recession-image-3-227x300.png 227w, https:\/\/clink-wp-assets.s3.eu-west-2.amazonaws.com\/2023\/03\/recession-image-3-775x1024.png 775w, https:\/\/clink-wp-assets.s3.eu-west-2.amazonaws.com\/2023\/03\/recession-image-3-768x1015.png 768w, https:\/\/clink-wp-assets.s3.eu-west-2.amazonaws.com\/2023\/03\/recession-image-3.png 828w\" sizes=\"auto, (max-width: 614px) 100vw, 614px\" \/><\/p>\n<p>Granular data on the exact characteristics of the repair work is elusive, but there is a strong probability that the growth in R+M can be attributed to:<\/p>\n<ul>\n<li>The\u00a0<a href=\"https:\/\/c-link.com\/blog\/how-the-300bn-retrofit-revolution-can-benefit-contractors-and-subcontractors-pt-2\/\">\u00a3300BN Energy Efficiency Upgrade\/ Retrofit Revolution<\/a>. We wrote a blog series on how contractors can take advantage of this generation opportunity,\u00a0<a href=\"https:\/\/c-link.com\/blog\/how-the-300bn-retrofit-revolution-can-benefit-contractors-and-subcontractors-pt-2\/\">here<\/a>.<\/li>\n<li>Office landlords converting <a href=\"https:\/\/www.constructionnews.co.uk\/buildings\/spike-in-activity-to-convert-office-blocks-into-homes-17-05-2022\/\">existing offices into homes<\/a>, due to low occupancy. Data from the <a href=\"https:\/\/www.gov.uk\/government\/organisations\/department-for-levelling-up-housing-and-communities\">Department for Levelling Up, Housing and Communities<\/a> showed that 2,119 bids were made in 2021 to use <a href=\"https:\/\/c-link.com\/blog\/do-i-need-planning-consent\/\">permitted development<\/a> rights to convert offices into homes.<\/li>\n<li>People working from home are investing the money they would have spent on commuting and leisure into adding value to their homes. This trend started in 2020 (due to covid) and has continued. In 2020, covid forced the <a href=\"https:\/\/www.ons.gov.uk\/economy\/nationalaccounts\/uksectoraccounts\/articles\/economicmodellingofforcedsavingduringthecoronaviruscovid19pandemic\/2022-06-06\">UK public to save an additional \u00a3140Bn.<\/a><\/li>\n<\/ul>\n<h4>HOW DOES DIVERSIFYING AND WINNING NEW BUSINESS HELP DURING A RECESSION?<\/h4>\n<p>Recessionary and inflationary environments change consumer and commercial spending habits.
